MINUTES – MAY 14, 2007

 

 

The meeting was called to order by Chair Gomez at 8:38 P.M.

APPROVAL OF MINUTES:

 

It was moved by Director Klatt seconded by Director Torres and carried to approve the minutes of April 23, 2007.

 

APPROVAL OF AGENDA:

 

It was moved by Director Christensen, seconded by Director Torres and carried to approve the agenda for May 14, 2007.

 

CONSENT AGENDA

 

Claims:            Expenditures and Claims for March 2007

 

It was moved by Director Torres, seconded by Director Christensen and carried to approve all items on the Redevelopment Agency Consent Agenda of May 14, 2007.

RESOLUTIONS:

 

10.                           Acquisition of 2147 Junipero Serra Boulevard as a Part of Phase III of Pacific Plaza

 

Richard Berger, Economic & Community Development Assistant Director, presented the staff report recommending the Agency authorize the acquisition of 2147 Junipero Serra Boulevard subject to the

 

 

terms of the Contingent Offer to Purchase, approved by the Agency in December 2006, to facilitate the development of Phase III, Pacific Plaza, and appropriate required funding.

 

Director Christensen asked what the price per square foot is for the purchase and expressed her concern that the report indicates the property will be sold for the value of the land and not the improvement.  Mr. Berger noted that staff could provide the price paid per square foot to the Board, but did not currently have this information.  Further, upon sale of land for Phase III, the land itself will be valued at less than the total property as it includes land plus improvements.  An appraisal for the value of the land anticipated to be sold for Phase III is due in early next week.

 

It was moved by Director Torres, seconded by Director Guingona, and carried by unanimous roll call vote to adopt the following resolution:

A Resolution of the Governing Board of the Daly City Redevelopment Agency Authorizing Acquisition of Real Property Located at 2147 Junipero Serra Boulevard, Daly City, California

A.                 Conference with Real Property Negotiator and Staff, pursuant to

Government Code Section 54956.8

 

                        Property Location:         Cow Palace

 

                        Negotiating Parties:       Daly City Redevelopment Agency

                        Under Negotiation:        Negotiation of Ground Lease

 

Agency Board updated on current status on real property negotiations.  Authority was given to Executive Director to continue negotiations.
