MINUTES – JANUARY 8, 2007

 

The meeting was called to order by Chair Gomez at 8:59 P.M.

APPROVAL OF MINUTES:

 

It was moved by Director Guingona, seconded by Vice-Chair Klatt and carried to approve the minutes of December 11, 2006

 

CONSENT AGENDA

It was moved by Director Guingona, seconded by Director Christensen and carried to approve all items on the Redevelopment Agency Consent Agenda of January 8, 2007.>

RESOLUTIONS:

 

10.       Conceptual Review CR04-11, Mixed-Use Residential and Retail Office Building

            6634-6638 Mission Street

 

Richard Berger, Economic & Community Development Assistant Director, presented the staff report requesting the Agency grant conceptual approval to construct a new mixed-use building at 6634-6638 Mission Street.

 

The applicant received conceptual approval from the Redevelopment Agency on May 22, 2006 to construct a new mixed-use building slightly smaller than what is now being proposed.  In addition, the Redevelopment Agency granted a parking waiver to reduce the number of required parking spaces from eight to seven and directed the applicant to move forward with the Use Permit and Design Review permit process.  Subsequently, the applicant added an additional 520 square feet of storage for the commercial space, resulting in the need for an additional conceptual review as the revised project would now need a parking waiver of 3 parking spaces.

 

The Mission Street Council Committee reviewed this new request and is forwarding a recommendation of approval to the Agency Board.

 

The Agency expressed some concern of the size of the residential unit and need for an increased parking waiver.  It was also noted that the project, if conceptually approved, would need to proceed through the Use Permit process, where specific concerns relating to parking alternatives and the size of the residential unit could be addressed.

 

It was moved by Director Guingona, seconded by Vice-Chair Klatt, and approved by 4 affirmative votes and one opposing vote by Director Christensen to adopt the following resolution:

A Resolution of the Daly City Redevelopment Agency Granting Conceptual Approval (CR04-11) of a Mixed Use Residential and Retail Office Building Located at 6634-6638 Mission Street, Daly City, California
